Condition assessment
Roof Inspections in Brookhaven, GA
A methodical assessment of your roof and attic, with findings explained clearly and a recommendation you can trust.
What a Careful Inspection Reveals
A roof can look sound from the street while failing in places you cannot see, or look tired while still having years of service left. The only way to know is a methodical inspection. We start on the surface, checking shingles for granule loss, cracking, curling, hail fractures and broken seals. We move to flashing at walls and valleys, then every penetration: plumbing vents, exhaust vents and their collars. Edges get attention too, including drip edge, starter and ridge cap, along with the gutters and downspouts. Then we go into the attic, where the underside of the deck often shows problems first: water staining, damp or matted insulation, daylight around nails, rusted fasteners and signs that the space is not ventilating properly. Every concern is pictured and recorded. Once we are down, the findings get reviewed with you in plain terms. Some roofs need nothing at all. Some need a modest repair. Others are approaching the end of their service life, and it is better to know that before a leak forces the decision. In each case, the recommendation is the one we would make for our own home.
